How to Purchase Land in Nova Scotia?

There are a few steps you can take to find land in Nova Scotia:


1. Research the Area: Consider factors like proximity to amenities, access to public transportation, and costs associated with land development and living in the area. Also, decide on the type of structure you are looking to place on the land.


2. Calculate Your Budget: Determine how much you can afford to spend on land and set a budget accordingly. A good rule of thumb is to buy land at approximately 20% to 30% of the value of the finished home. For example, if you are planning to build a $400,000 home, you should be looking for land that costs $120,000. 


3. Search Online: Nova Scotia Real Estate Brokerages like RE/MAX Nova list land for sale in Nova Scotia. You can also check local newspapers and classified ad websites for land listings.


4. Contact a REALTOR®: Find a realtor who lives and works in the vicinity that you’re searching. A real estate agent can help you find land that meets your specific requirements and budget. A good agent can also provide valuable information about the local real estate market and assist with the negotiation process.


5. Plan Ahead: Before making a purchase decision, determine land specifics. For example, check for any easements and restrictions, zoning and ordinances, and make sure that the land is not located within a flood or fire zone before buying. Also, consider seeking surveying services and have the soil examined to check for its composition, and quality as that might affect the cost of your house's foundation and any landscaping you might want to do.


6. Calculate the Taxes: Every land purchase is unique and you will need to determine if the transaction is subject to HST. Include any applicable taxes in your budget.
